BRIEF HISTORY

Since its founding on July 11, 1980, CAI has been the leading appraisal company in the Philippines in terms of Clientele, Gross Revenues and Market Share. 

The company is the choice of banks and other financial organizations, local and foreign investors, government, and private institutions for their valuation requirements.

Cuervo Appraisers, Inc. was founded by the late Ramon F. Cuervo Jr. and Ramon F. Cuervo III.

 

COMPANY OVERVIEW

Cuervo Appraisers, Inc. is a wholly Philippine-owned and operated company, and is fully accredited with the Securities and Exchange Commission, Philippine Stock Exchange, Bangko Sentral ng Pilipinas, and other government institutions with such regulatory bodies as the Energy Regulatory Commission. It is, likewise, accredited with major banks and private companies in the Philippines. 

Valuation services available from Cuervo Appraisers, Inc. include the appraisal of property such as land, land improvements, buildings, building machinery and equipment, plant machinery and equipment, patents, franchises, trademarks and other tangible and intangible assets. Appraisal of corporate assets may be for purposes of determining collateral sufficiency to secure financing, insurable values, ad valorem or estate taxes, acquisition and investment, sales and leaseback transactions, valuing capital stock of closely-held companies, depreciation accounting, rate case testimony and other corporate requirements pertaining to property value, control and economics. 

Cuervo Appraisers, Inc. also performs enterprise valuations for total businesses, all capital stock and controlling interest; and intangible assets, e.g. patent and patent applications, license, agreements, and other contracts; trademarks, secret formulas and processes; copyrights; mailing lists; franchises; mineral rights, water rights, product development; assembled organizational goodwill and other non-identifiable, non-amortizable, intangible assets and minority interests. 

In addition to valuation services, Cuervo Appraisers, Inc. also assists decision-makers in the verification of property accounts and in the areas of asset management, condition surveys, capital cost control, electronic data processing property records, special analyses of remaining life, capital facilities replacement, pre-merger or pre-acquisition. Recently, Cuervo Appraisers, Inc. has strengthened its project commercial services with market, highest and best use, project feasibility, and socio-economic studies, technical due diligence, relocation surveys and project financial audits. The firm has also been invited to lend its expertise before courts, boards, and commissions, both in the Philippines and abroad.

In 2004 Cuervo Appraisers, Inc., together with Sinclair Knight Mertz and PriceWaterhouse Coopers, undertook one of the largest valuation projects ever undertaken in the Philippines, namely the valuation of the assets of the Power Sector Assets & Liabilities Management (PSALM) and the National Transmission Corporation (TransCo). CAI continues to capitalize on its strengths, knowledge, and expertise and aims to have a larger share of the market as it expands its business in the Philippines as well as internationally.

Ramon C. F. Cuervo Jr.

Mr. Ramon F. Cuervo Jr. started his real estate career in 1949 by working for his father-in-law, Federico Calero of F. Calero and Co. In 1958, he organized Perpetual Investments, Inc., a real estate brokerage and development company.

In 1967, he established his own family corporation called R.F. Cuervo, Inc. (RFCI) and was involved in sub-division development, sales, leasing and brokerage, corporate services, property appraisals, real estate consulting and building management. In 1980, responding to the large demand for property appraisals, he together with his son, Ramon C.F. Cuervo III, invited some investors to help them establish Cuervo Appraisers, Inc. (CAI).

With a Master of Arts degree in Economic Research from the then Center for Research and Communication (presently the University of Asia & the Pacific), Ramon was a licensed Real Estate Appraiser, Real Estate Broker and Real Estate Consultant

A Fellow of the Royal Institute of Chartered Surveyors (RICS), he held the distinction as one of the only two Fellows licensed in the Philippines by the RICS, an independent, representative professional body which regulates appraisers and Chartered Surveyors. Founded in London in 1868, RICS is the world’s leading professional body for qualifications and standards in land, property and construction.

Ramon was also affiliated with the Institute of Philippines Real Estate Appraisers (IPREA), the Manila Board of Realtors (MBR), and the Philippine Association of Real Estate Board (PAREB). In later years, he served as a Board Member for Real Estate of the Professional Regulation Commission (PRC) and as an Independent Director and Chairman of the Audit Committee for the Philippine Realty & Holdings Corporation (PhilRealty).

Ramon was sought as a lecturer for real estate seminars and reviews and organized events such as the 1996 Business Opportunities in Philippine Real Estate, the 1997 World Real Estate Congress, and the 1998 Business Opportunities in Philippine Tourism.
